Equity is the slice of your house you actually own. If your house is worth $320,000 and you still owe $190,000, the $130,000 difference is yours. Banks will lend against part of that slice.
For example
Most lenders let your loans add up to 85% of the home's value. On a $320,000 house that is $272,000 total, so with $190,000 still owed you could borrow about $82,000.
